Active Management: The fund offers investors a high conviction, total return focused exposure to the Australian Real Estate securities sector. The fund manager employs both qualitative and quantitative techniques to identify mispriced A-REIT securities. These mispriced securities can often fall outside of the ASX300 A-REIT index and therefore be under research and underinvested offering opportunities for outsized returns.

Exposure to commercial real estate: The fund gives investors access to broad property exposure with different return drivers. The fund invests in Industrial, Office, Retail, Diversified and “Other” property subsectors, specifically looking for mispricing of securities.

Non index weighting: The fund is not bound by specific weightings or having to adhere to an index. Therefore, the returns should differ to that of a passive REIT index, offering investors the potential for better risk-adjusted returns.

Income: Although not the focus of the fund, commercial property investing typically carries higher yield consistency than typical securities. The fund has paid distributions since inception and will continue to offer investors with consistent yield.

About the Fund

The Sequoia Property Securities Fund utilises a disciplined investment process combining in-depth fundamental research with disciplined portfolio construction and risk controls with the aim of adding consistent value over time. The approach  considers asset quality and management, along with traditional NPV, NTA and yield metrics to determine under-priced listed A-REIT securities. The combination of research and active management ensures a high conviction approach, holding no more than 20 securities and aims to provide materially superior risk adjusted returns than the benchmark index.

Investors should look to employ a medium to long term outlook when making an investment within the Sequoia Property Securities Fund. The risk of loss over the short term is high when compared to managed investment schemes invested in asset classes such as cash or fixed interest securities. However, an investment in the fund offers the potential for higher returns than cash or fixed interest investments.
